Salford’s Exchange Quay has claimed another 24,000 sq ft of lettings as the area prepares for the start of building work on Bupa’s new 100,000 sq ft office block.
Health care firm GlaxoSmithkline’s research and development team will take 9,830 sq ft in Number 4. JLL acted on behalf of GSK.
The company is relocating from serviced office accommodation at the Digital World Centre.
Boxchange Associates has signed a five-year lease for 1,400 sq ft.
Wurth Electronics has signed a five-year lease for 4,142 sq ft and also new to Exchange Quay is North West Employers who has taken 2,500 sq ft on a 10-year term.
Two existing occupiers, international consultancy RPS and marketing agency K2L have also signed new leases.
RPS is taking 5,100 sq ft on a 10-year term and K2L has signed a five-year lease for 1,324 sq ft.
Exchange Quay’s agents, Canning O’Neill, Matthews & Goodman and Savills are now quoting £16 psf on new lettings in-line with the improved market conditions.
Exchange Quay is currently in the midst of a £10m refurbishment programme to upgrade the six office buildings to Grade A specification.
The full works are set to complete this autumn.

Exchange Quay’s six office buildings range from 26,151 sq ft to 116,684 sq ft.
The development, which also boasts its own dedicated Metrolink tram
stop, is strategically located just off Trafford Road which links Salford Quays to both Manchester city centre and the major motorway networks via the M602.
